Required by The Ascent Bylaws

Why the election is conducted this way

The 2026 election process follows the voting requirements in The Ascent Bylaws. Owners may review the provisions below so the basis for the process is clear.

Article II.A

Election at the annual meeting

Directors are elected by ballot of the owners at the annual owners meeting.

Article II.I.2

Voting by proxy

An owner may cast the unit's vote through a duly executed proxy when the owner cannot attend.

Article II.I.5

Secret ballot required

Contested Board positions must be decided by secret ballot, with results reported without identifying owners.

What this means for 2026: The official ballot will be cast at the December 15 annual meeting, either by an owner attending in person or through a valid proxy. Advance online and mail-in ballots will not be used.

Article II.J also provides that owners holding 20% of the weighted vote, present in person or by proxy, constitute a quorum.

Brian Klein

Current Board member and Treasurer · Running for reelection

Unit 111 · Lawyer

Candidate statement

I have enjoyed working with the owners and the HOA Board this past year. I have learned much from community members and my fellow Board members. I would like to continue my work on the Board because, after a year, I am feeling more effective and efficient in the day-to-day work. We have a good rhythm as a Board, and I would like to keep that going moving forward. We still have much work to do, whether it’s more communication with homeowners, better management of limited resources, or prioritizing the work identified in the reserve study; and I’m looking forward to continuing to support those important initiatives.

Background and experience

Brian has served for the past year as a member and Treasurer of The Ascent HOA Board and has also held Board positions for a local children’s choir. He has operated his own intellectual-property law firm for the last five years. Previously, he led an 80-plus-person global team directing intellectual-property strategy and patent portfolio development for a global technology company, where he also served as in-house counsel. His earlier experience includes in-house counsel, law-firm and mechanical-engineering positions.

Priorities

  • Continue to maintain annual spending below budget by closely watching cash outflows and seeking additional opportunities to obtain more value from Association spending, including consideration of new vendors.
  • Tailor the reserve study to our building so that the property is maintained and repaired on a reasonable timeline, services are preserved, property values are supported, and The Ascent remains attractive to buyers and renters.
  • Create more opportunities for homeowners to communicate with the Board and remain informed about the Board’s work.

Areas of interest

Brian is especially interested in responsible annual and capital spending, maintaining The Ascent’s appearance and value, ensuring owners feel heard, maintaining a healthy balance sheet, and streamlining and updating the Association’s governing documents.

I’ve really enjoyed serving on the Board and would like the opportunity to continue hearing from the community and bringing their issues and voice to the HOA. I have appreciated the opportunity to serve this year and hope that you will give me a chance to serve again. Thank you!

Michael Flanagan

Current Board President · Running for reelection

Unit 210 · Chief Investment Officer · The Michaels Organization

Candidate statement

As President of The Ascent Board for the past year, I have taken great pride in serving our community of homeowners. The Board has accomplished a great deal during the last 12 months, but I believe there is still important work ahead. I would be pleased to continue offering my experience, time and service to The Ascent.

Background and experience

Michael has more than 30 years of hands-on experience in real-estate financing, development and management in Australia and the United States. He currently serves as a senior leader of one of the country’s largest owners and managers of multifamily housing, representing approximately 80,000 apartment homes. Throughout his career, he has worked extensively in stakeholder management and owner and investor relations, with a strong focus on fiduciary responsibility.

Priorities

  • Provide disciplined financial oversight and approach Association decisions with a strong fiduciary mindset.
  • Support thoughtful planning and decision-making for current and future capital projects.
  • Bring fresh ideas and practical approaches to the issues The Ascent faces while supporting clear communication among owners, the Board and management.

Areas of interest

Michael is particularly interested in finance and capital projects. His professional background gives him a deep understanding of what is required to manage an asset such as The Ascent from both property-management and capital-management perspectives. He hopes to use that experience to help the Board evaluate challenges, consider different approaches and make well-informed decisions for the community.

Michael is a part-time resident of The Ascent and is seeking reelection to continue the work undertaken by the Board during the past year.
